Rental Analysis


We start by offering a rental analysis and work with each client to correctly price their home. Generating costs for your home is an important part in the management process. If a home is priced to high or low, both can experience losses . Homes that are too high, risk sitting on the market and homes that are too low miss out on providing additional rental income. Our team reviews all this for you to determine the optimal price to minimize your risk of income loss while maximizing your rental income. We strive to provide our clients with the highest return on their investment.

                   Advertising & Marketing

After the home is priced correctly, we compile and create a unique plan for our client. We will analyze the home interior for possible recommendations on repairs or upgrades, and then take marketing photos and record a video tour. The listing is then updated and posted to advertising sites including MLS, Zillow, Trulia, Zumper, Hotpads, Rentals.com, Homes.com, and many more!

Extensive Tenant Screening

We understand that an extensive screening process is crucial. We have a thorough process of requirements that are reviewed for each applicant. Client satisfaction and a seamless experience while protecting your investment is our goal, we will go above and beyond to ensure your experience is just that.

Property Inspections

We conduct thorough inspections prior to handing over the keys. This is to ensure we have full records of the property condition as of the date it was turned over to the tenant, while also serves to provide us with sufficient evidence should we need to make a claim against the resident’s security deposit.

Lease Preparation/ Execution

Our original lease agreement is drafted by an attorney, and checked periodically to ensure it is compliant with all California Landlord-Tenant Law policies and any recent policy changes. It’s very important to have a strong lease that protects all parties from harm.

Rent Collection

Our system is set up to make paying rent as seamless as possible for our residents. Our residents have access to a Resident Portal, similar to the Owner Portal, where they can pay rent, review their ledger and upcoming payment amounts, set up automatic payments, and much more.

Full-Service Maintenance

Residents can submit maintenance requests online at any time, which are automatically populated into our management software. Our dedicated Maintenance Coordinator reviews each work order and coordinates between the vendors, the Residents, and if necessary the owners to ensure each work request is completed to everyone’s satisfaction.

Financials

We pride ourselves in excellent communication and seamless reporting. Owners will receive their monthly statements on time, and their annual statements within the first week of January.
